Client Challenge

Georgia Southern University was seeking an independent assessment of the economic and fiscal impacts associated with developing a new multipurpose event center, including potential ancillary developments such as student housing, retail and a hotel. The analysis was needed to support grant funding and financing efforts.

Approach

Victus Advisors assessed the economic and fiscal impacts of one-time construction and ongoing operations for the proposed development. We conducted demographic and market analysis to determine facility viability, and used IMPLAN economic modeling to estimate direct, indirect and induced impacts. The evaluation covered projected revenue streams, tax generation and job creation associated with the event center and surrounding mixed-use development.

Benefits to Client

The study projected that the multipurpose event center and ancillary development could generate more than $1.17 billion in economic impact over 30 years, create 1,737 construction jobs and support long-term employment growth. The findings helped Georgia Southern justify the investment and attract funding partners to advance the project.
