Client Challenge

The University of Tennessee Institute of Agriculture envisioned a world-class Athletic Research & Performance Center to strengthen athlete safety research, provide advanced testing facilities, and address unmet demand for tournament-quality sports fields and courts in the Knoxville MSA. They needed an objective study to validate community and tourism benefits, phased development, and funding potential.

Approach

Victus Advisors conducted a multi-phase study including market demand analysis, stakeholder interviews, financial projections, and economic impact modeling. The recommended plan included Phase I with eight lighted multi-use fields and a research building, and Phase II with a six-court hardwood indoor facility convertible to nine volleyball courts. Victus detailed site programming, projected usage, revenue sources, funding options, and the facility’s long-term economic footprint for Blount County.

Benefits to Client

The feasibility study provided UT with a roadmap to phase development strategically, secure diverse funding streams, and meet community needs for sports tourism and research innovation. It quantified that at full buildout, the Center could generate over $38 million in annual economic output, create 425 local jobs, and produce nearly $1 million in annual county tax revenues.
