Mohegan Sun Resort was evaluating redevelopment of its 389-acre Preston site — across the Thames River from the main resort campus — into an indoor training complex and sports center. With the closest comparable indoor sports tourism facilities concentrated outside New England, the region represented a potential gap in the national sports tourism market. To ground the vision in market reality, Mohegan Sun needed strategic advisory services to test demand, size the facility appropriately and identify where the Preston site could compete against established sports tourism destinations.

Approach

Victus Advisors conducted comprehensive strategic advisory services for the proposed complex. The work included a regional demographic and sports tourism drive-time analysis, a market opportunity review covering local, regional and national demand sources, competitive benchmarking against regional and national indoor sports facilities, a SWOT analysis of the Preston site and initial utilization, visitation and economic impact projections across two facility size scenarios.

Benefits to Client

The analysis gave Mohegan Sun a grounded view of what a sports complex at the Preston site could realistically deliver. With more than 18 million people within a 2.5-hour drive and nearly 48 million within five hours, the site's sports tourism catchment ranks among the largest in the country. Victus recommended an 8-to-12-court facility to compete for national and regional tournaments and projected that a 12-court configuration could generate roughly 386,000 annual visitors, 64,000 hotel nights and $38 million in annual economic impact. These findings positioned Mohegan Sun to move forward on-site programming, facility sizing and operator selection with a clear-eyed view of the regional market gap and the Preston site's competitive profile.
